Full Villa Bathroom Renovation
We renovate villa bathrooms in the room they already occupy, which keeps the waste and the window where the house expects them.
The room comes back to the framing, the floor is levelled, and a new waterproofing membrane, shower, vanity and ducted extractor go in.
Tell us if the bathroom was altered between the 1950s and the 1980s. Relined walls from that period may need testing for asbestos.
Floor Levelling and New Subfloor
An Auckland villa floor that bounces or slopes gets levelled and re-sheeted by us before anything else, because tiles and a waterproofing membrane crack on a moving floor.

What sits under a villa bathroom
Damp, Asbestos and Timber Floors in Auckland Villas
Villa suburbs carry more damp than new ones. At the 2023 Census, 24.6% of occupied homes in Grey Lynn West and 23% in Ponsonby West reported being damp always or sometimes, against 2.2% in Hobsonville Point Catalina Bay. In a villa bathroom, moisture from the shower and moisture from under the floor meet in the same timber, so Nick checks the subfloor ventilation along with the room.
A villa bathroom relined between the 1950s and the 1980s can have asbestos in the wall sheet or the vinyl. WorkSafe's asbestos licensing rules allow up to 10 m² of non-friable asbestos to be removed without a licence over the whole project, with controls in place. More than that needs a Class B licence, and any friable asbestos needs a Class A licence. A suspect lining is tested before the strip-out starts.
Timber floors move with the seasons. Tiles in a villa go down over a new sheet floor fixed to the joists, with movement joints at the walls, because grout cracks where a floor flexes.
