What the census says about North Shore homes
Damp, Growth and Consent for North Shore Bathrooms
The North Shore is two markets. Upper Harbour, which takes in Albany, Greenhithe and Hobsonville, grew by 22.5% between the 2018 and 2023 Censuses. Kaipātiki, home to Birkenhead, Glenfield and Northcote, held steady at a 0.2% fall.
Damp follows a similar split. At the 2023 Census, 24.7% of occupied homes in Kaipātiki reported being damp always or sometimes, against 11.6% in Upper Harbour. In a damp home the bathroom takes the most moisture, so every Alchemy quote includes an extractor ducted to open air.
Auckland Council's renovation guidance says a tiled wet-area shower needs a building consent. Replacing fixtures in their existing positions usually does not. Alchemy does not lodge consents. You or your designer lodge the application, and Nick issues the PS3 for the waterproofing.
