What the census says about South Auckland homes
Damp Homes, Rentals and Healthy Homes in South Auckland
Māngere-Ōtāhuhu reported the highest share of damp homes of any mainland Auckland local board at the 2023 Census, at 32.6%. Ōtara-Papatoetoe followed at 30.1% and Manurewa at 26.8%. In Franklin, further south, the figure was 13.8%.
Home ownership is lower here too. At the 2023 Census, 40.8% of Māngere-Ōtāhuhu households owned their home or held it in a family trust, and 41.7% in Ōtara-Papatoetoe. Papakura grew faster than any other mainland local board, up 25.5% between 2018 and 2023.
The Healthy Homes ventilation standard requires rental bathrooms with a shower or bath to have an extractor fan that vents outside. Fans installed since 1 July 2019 must have a diameter of at least 120 mm or an exhaust capacity of at least 25 litres per second. Every extractor Alchemy fits is ducted outside.
